Most Expensive Home Sold in Southport in 8.5 Years

Posted: September 22, 2015 by Kathy Alexander

Nolan Formalarie and Kate Ienna, agents in the Southport office of Coldwell Banker Sea Coast
Advantage, recently sold the most expensive home in Southport (and listed on the Brunswick County Association of
Realtors MLS) in more than 8.5 years. The pair listed 302 E Bay Street in downtown Southport for sale at $1.5
million and it closed at $1.33 million on August 20, 2015 to a buyer from Holden Beach, NC. The home was on the
market for 259 days from listing to closing.
The home is unique in that it is a new home constructed in 2013 in a historical style in the heart of
Southport’s historic district overlooking the Cape Fear River. The 2,601 square foot home features three bedrooms
and 3.5 baths on six levels. The home boasts 250 degree views of the Cape Fear River, Bald Head Island, Oak
Island and Battery Island. Designed by local architect Rich Bandera, the home was designed to maximize water
views from every level. Features include seven patios and decks, gourmet kitchen with farm sink, extensive crown
molding and trim work, a 120-foot pier with deep water access and a colonial seawall dating back to the late 1600’s.
“The original home on this property burnt down and this magnificent home was built in its place in 2013,”
said Formalarie. “It’s an extraordinary property with beautiful water views of Old Baldy and the Oak Island
lighthouse from just about every level. We’re very proud that the owners chose Coldwell Banker Sea Coast
Advantage to list such an exceptional home and elated that we had the highest sale in Southport in 8.5 years.”
According to Formalarie, the closing price of $1.33 million equates to $511 per heated square foot, which is
extraordinarily high for Southport and the entire Cape Fear region.
